Salvage Yard Filled With Sandy-Damaged Cars

Township officials said business owner is legally able to continue junkyard operation on site.

The lot at the former G.I. Auto Salvage yard, in Pine Brook, which has been empty for months suddenly filled with cars this week, causing many Montville residents to question what happened. Township officials said the owner of the site, who was unavailable for comment, had a recent opportunity to bring cars that were damaged by Superstorm Sandy to the yard. Legally, township officials said this is permitted on the property as no developers have leased or built on the site. The site has been vacant for more than a year while owners attempt to lease the property. Home improvement store Lowe's had expressed interest in building a store on the land, which faces Route 46 and Home Depot, but later pulled out of the project for economic reasons. …

Development Still Sought for Pine Brook Site

Mixed use zoning ordinance change could attract more developers, township says.

Montville Township is still working to attract new business to the former G.I. Auto site in Pine Brook. The township's Economic Development Committee has been working for nearly a year to come up with a way to attract a developer to the site. Last summer, home improvement chain Lowe's was working through the township approval process to place a 137,000-square foot store and garden center on the lot, but pulled out of the project after it was announced Lowe's would be closing some existing stores. Recently, the Montville Township Planning Board has reviewed an amendment to the zoning ordinance for the property and the township committee also introduced an ordinance to support the amendment, according to Township Administrator Victor Canning…

Township to Discuss Rezoning G.I. Site

Some committee members feel decision should rest with planning board.

The Montville Township Committee will be discussing whether to rezone the former G.I. Auto site to allow for big-box commercial retail or whether the decision should rest in the hands of the Montville Township Planning Board. The discussion began at the May 8 township committee meeting where Mayor Tim Braden reported that the Economic Development Committee (EDC) has recommended that the zone be changed to allow for big-box stores. "The EDC is requesting the township committee to consider rezoning the G.I. site to include retail, I guess for lack of a better term, big-box, which, as you know, is not included in that zone," Braden said. "However, Lowe's did go before the board of adjustment and the EDC thinks that it would be a much more …

I don't think the egress would have a major effect on the residents. If anything I could see the values rising as living next to say a Wegmans is certainly better than a junk yard!   more ›

What Should Go at Former G.I. Auto Yard?

Township officials working with owners to attract development.

The vacant site of the former G.I. Auto yard in Pine Brook has become the topic of much discussion in Montville, from what residents think should fill the space to how whatever moves in may affect neighborhood traffic. Up until last summer, home improvement chain Lowe's was working through the township approval process to place a 137,000-square foot store and garden center on the lot, but pulled out of the project after it was announced Lowe's would be closing some existing stores. Township Administrator Victor Canning reported to the Montville Township Committee Tuesday that he has recently had conversations with the property owners about attracting development to the area. "We'll continue to meet and, obviously, I would encourage your …

^^^ Yes, I do. Managed properly and legally within regulations, it can bring revenue into the town. As we saw with Lowe's, the site is going to be difficult and expensive to develop for "typical" retail - it'll probably sit vacant forever if that's held out for.   more ›
